We are seeking a Make Ready Technician who is hardworking, resident focused, cheerful, go the extra mile individual with a passion for quality and excellence with service.
Under the general direction of the Maintenance Supervisor and Property Manager, the Make Ready Technician will own and drive ensuring all vacated apartments are thoroughly restored to 'market ready' status in a timely manner for Berkshire Property Advisors.
Responsibilities:
Inspect vacated apartments and complete checklists in regard to make-ready. Inform Maintenance Supervisor and/or Property Manager of needed services and repairs.
Routinely perform the following duties in order to restore apartment to market ready status:
Check all lights and replaces as necessary.
Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets.
Check applicable appliances and inform Maintenance Supervisor of problems.
Assist in changing or removing appliances from apartment.
Make new keys when requested.
Check faucets, sinks, plugs and repair/replace as necessary. Replace washers when needed. Perform exterior repairs to sinks, bathtubs, warranted.
Assist with painting duties when requested. Transfer paint from storage areas to apartment units when painting is scheduled. Caulk as needed.
Repair or replace curtains, mini-blinds, ceiling fans, etc.
Repair plaster holes in walls and paint as necessary.
Inspect bathroom tiles, perform minor repairs/replacements.
Change A/C filters and inspect HVAC unit and report repairs to the Maintenance Supervisor.
Operate carpet cleaning equipment to clean carpets.
Lend assistance during trash-out of apartment; e.g., moving heavy/bulky items to dumpster.
Attend meetings, training classes and resident retention activities as directed.
Maintain good relations with residents at all times.
Change vacancy locks (if applicable) for new resident move-in. Also changes out P.O. box lock when requested (if applicable).
Assist in keeping grounds clean at all times.
Assist maintenance when requested.
Deliver notices to all apartments.
Report supply needs to Property Manager and/or Maintenance Supervisor.
Perform other tasks as assigned by Property Manager and/or Maintenance Supervisor.
Must be available for 24 hours on call emergency maintenance.

JOB QUALIFICATION REQUIREMENTS:
Knowledge/
Experience:
Must meet all physical requirements and be able to take direction.
Equipment Requirement:
Required to wear back support belt and gloves as tasksdictate. Wear appropriate shoes (no flat bottomsneakers).
Work Hours:
40 hours per week. Weekly schedule may change asrequired. May be necessary to work weekends, be on-callon a rotating basis and for emergencies.
Equipment/Machinery/Tools:
An employee in this position must be knowledgeableand skilled in the safe use and maintenance cleaning fluids and tools, including mop, broom, vacuum cleaner, carpet cleaning equipment, buffer, step ladder, full ladder, hand tools, key-cutting machine, hand truck, wheelbarrow, blowers, and pressure washers.
Technical/ Educational Requirements:
High school diploma or equivalent, ( 1 ) year experience in all maintenance related skills of an M-3, successfully completed all basic maintenance classes and on-the-job training.

Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
